A TRUSTED ROUTE TO REALISING BEST VALUE FOR LANDOWNERS
Backed by Liberty Properties, Liberty Land was formed in response to the chronic housing supply shortage which was and still remains today to be symptomatic of a planning system that is prohibitively expensive, time consuming, and overburdensome for landowners to navigate alone. The business also sought to better align the interests of the land promoter and landowner seeking to realise the development potential of their assets by way of a promotion agreement.
For far too long the industry had been dominated by the house building industry where the agreements were always predicated on an eventual route to ownership of the land, and after achieving planning consent it becomes difficult for a landowner to knowingly achieve best value.
To the contrary, the promotion agreement always aligned the interest of both parties, which is to obtain planning consent as quickly as possible and to maximise the value of the site throughout the entire process. As the promotion agreement route allows for the site to be sold on the open market through a competitive exercise it is proven landowners achieve significantly better returns.
We combine our in‑house expertise to determine the optimum strategy to achieve planning permission and ensure the appropriate technical investigations are undertaken to ensure our landowners get best value. Further, with our roots firmly planted within property development we are best placed to negotiate with prospective purchasers.
