KNUTSFORD ROAD, GRAPPENHALL, WARRINGTON
Entering the Promotion Agreement in 2017 the site was successfully promoted and sold within 7 years.
Liberty submitted various economic modelling and demographic data alongside site specific technical evidence to the Council to ensure the land was chosen as a preferable site for residential development.
Upon the site being released from the Green Belt for 400 new homes in the Local Plan adopted in 2023, a third party submitted a legal challenge and we successfully fought to ensure the Local Plan was up held. Upon sale, we re-negotiated a previous overage agreement for the benefit of our landowner and to unfetter the lands disposal. Alongside the landowners’ advisors we secured and concluded favourable unconditional terms with a regional housebuilder.
Alport Road, Whitchurch
Entering into the Promotion Agreement in 2012, the site was successfully promoted and identified as a preferred housing site within Shropshire’s adopted Local Plan.
Liberty then worked with the landowner to submit a planning application for 90 homes in 2014 and achieved a recommendation of approved by the Councils professional planning officers, and planning consent was granted locally by planning committee members. The site was subsequently sold to a regional housebuilder on favourable terms on a subject to detailed consent basis.
Chester Road, Pennyfford
Entering into the Promotion Agreement in 2015 Liberty submitted a planning application in 2016 for 180 new homes.
The application was subsequently refused by the local planning committee against the advice of Council planning officers so Liberty then subsequently submitted a planning appeal to Welsh Government. Following a public enquiry for 4 days the government inspector agreed with our case for development and granted planning consent. The site was subsequently sold to a national PLC housebuilder on favourable unconditional terms.
New Road, Wrexham
Entering into the Promotion Agreement in 2015 Liberty submitted a planning application in 2016 for 186 new homes.
The application was subsequently refused by the local planning committee against the advice of the Council professional officers so Liberty then subsequently submitted a planning appeal to Welsh Government. Following a public enquiry for 5 days the government inspector agreed with our case for development and granted planning consent. The site was subsequently sold to a regional housebuilder on favourable unconditional terms.
Chester Road, Kelsall
Entering into a Promotion Agreement in 2017, Liberty devised a planning strategy to unlock the lands short term development potential by submitting a planning application for an age restricted retirement development comprising housing and a local GP and medical centre. The site was granted consent by the planning committee having been recommended for approval by the Councils professional officers.
