Understand our communities
Our dedicated team of Town Planners meticulously analyse Local Authority performance in delivering their housing requirements to determine where affordability is worse and to target our area of search for land that could be unlocked in the short term. We then identify the development constraints of areas in greatest need to ascertain the capacity for future growth of Cities, Towns, and Villages across the North West.
Identify the land
Having developed an acute understanding of a Local Authorities environmental and policy framework we identify specific sites that could be unlocked quickly if done so in a timely and professional manner. We then work with landowners and land agents to progress suitable development opportunities and bring them forward by way of a Promotion Agreement, where the interests of the landowner and promoter are always aligned.
Feasibility Study
Leading a tailored team of consultants, we determine the optimal use and strategy to unlock the full potential of the site. This enables us to maximise receipts for our landowners whilst ensuring a favourable planning case can be made for development.
Submit Planning Application
Upon agreement of terms, we commit significant resources to achieve planning consent, and a planning application is typically submitted within 3 months from Exchanging the Promotion Agreement. Our expert team drives the process through the complex planning and legal process always ensuring our landowners are readily updated as matters arise.
Sale
Upon receipt of planning permission, we jointly agree a marketing and disposal strategy alongside your advisors whereby a select list of national, regional, and local housebuilders will be offered to bid for the site through a competitive tender exercise to drive best value. We only generate our return upon land sale where we receive a pre-agreed percentage of the net-sale price achieved.
